T3 Construction is a Custom Home Builder in Flagstaff, Arizona.  If you are looking to build a custom home, add on to your current home, or remodel your entire home in Flagstaff we are always excited to develop new relationships with clients.  The following outlines our process and how we operate to deliver to our clients the best quality project and process from the first phone call to handing you the keys to your New Home.

We start our process here on our website where you can first look through some of our recent projects and see who we are and how we operate.  When you are ready to start the conversation with us about your project the first step is to fill out our contact form. This will help us gather all of the necessary info we need about your project.  Once we receive your information we will schedule a meeting with you to discuss ideal budget and design.  During our meeting we will give you a rough estimate of what we think the project costs will be and determine if it aligns with your target budget.  We are ultimately looking for clients who want to build a unique and beautiful home and are looking for a builder to take great care of that investment throughout the entire process.  If that describes you, then we will move to the next step and sign a pre construction agreement.

We want to build Forever/ Legacy Homes that you intend to use and keep for a very long time even your lifetime.

Before we start construction we love to work closely with the Architect and Interior Designer to be as collaborative as possible during the design process.  It is important to us that you get the design and function you want in your home and also that it aligns with your budget.  If you already have completed plans or already have an Architect selected we are more than happy to work with you and take on your project, but keep in mind that it is always best to start consulting with your builder before the design gets to far along to better understand all the costs associated with the build.

At the end of the preconstruction phase we will have a budget, design, building permit, and selections for the project.  Having all this before construction allows us to clearly communicate all dimensions, material types, brands, and locations of all specifications to our employees, vendors, and subcontractors and we can focus only on executing on the design.  At the end of this phase we will sign the updated Construction Contract with a detailed line item budget for the project and get started with the physical construction of your home.

We are committed to delivering the highest quality product and experience for our clients.  We keep our job sites clean and accessible at all times so that our employees and subcontractors stay safe and efficient throughout the project and so our clients can easily walk thru the project and see all progress during scheduled on-site meetings.

Either the Project Manager or the Contractor will be on site daily keeping tabs on progress and quality and providing regular updates and close communication with the Owner, and the Architect.

T3 Construction is unique in that we are the only Contractor in Flagstaff that self-performs all our carpentry in-house from rough framing to custom millwork and cabinetry.  We have a dedicated team of craftsman who use their skills and creativity to deliver a high quality product and you can rest assured that your project will be built right and built exactly the way you and the architect envisioned.  At least one of our lead carpenters will be on your project working and supervising the other carpenters and skilled laborers working on your project.  The lead carpenter will be working closely with the project manager to ensure all aspects of the project are built according to the architects design.

We will keep you informed with budget, progress and timeline throughout the entire project so you will always know where the project stands!

If there are changes to the scope of the project we will issue formal written change orders right away with any cost associated with the changes so you are aware of any budget or timeline increases or decreases.

Near the end of the project, T3 will write a punch list of all items that we need to address or complete.  We will then walk through the entire project with the Architect and the Owner and if any additional items come up during the walk-thru then we will add those to the final punch list.  Once the punch list is deemed complete by the Owner, the final payment is due and and a professional cleaning company will clean the entire home. Once final payment is received, the project is complete and the keys will be handed over!

We strive to ensure that each of our clients are thrilled about the final outcome of their project. We always do what we can to make sure the entire experience is one that can be recommended. Should any workmanship issues arise within 2 years of completion, T3 Construction will fix any of those issues right away.
